Who pays my commission?
Generally, in a majority of Real Estate deals the Seller is involved with paying my commission at a negotiable rate. Buyers tend to have the advantage of just paying their closing costs and any other financial aspects they are involved in.
How is the market today?
Using a whole host of tools and most importantly experience I can easily give you a factual and sound outlook on today's current market, so you make the best decision possible.
How much cash do I need to close?
The capital needed varies, but a good rule of thumb for a conventional loan is to plan for your down payment plus about 2–3% for closing costs. While 20% down is the gold standard for down payments, we can explore options like FHA at 3.5% or even certain conventional programs at 3% to keep more cash in your pocket
How quickly are homes selling?
The average DOM (days on market) in the San Diego will be under 30 days however, with different markets this statistic is subject to constant change.
Do you have preferred lenders or pros?
Absolutely. I have a vetted list of licensed lenders, inspectors, and contractors who have proven they can meet tight deadlines and protect my clients interests. You’re welcome to use anyone you like, but these are the pros I trust to get the job done right.
