Where will my Property be listed?
Using AppFolio software I am able to syndicate your property over 50+ different websites and social media platforms to ensure maximum outreach. Some of the websites we advertise on are Zillow, Apartments.com, HotPads, Facebook, etc.
How do I handle Evictions?
Evictions are treated through the maximum legal scrutiny. We use all legal routes available to enforce unlawful detainers and use a third party legal source to help us with the enforcement of the eviction process. My number one priority is the safeguarding of your asset.
How do I screen Tenants?
Tenant procurement is done through an application system in which a prospective tenant will fill out an application that will run their credit history and also a background check. My tenant requirements are: +650 credit score, Income 2x the monthly rent, and no pets.
How much are Management Fees?
I treat Management Fees like a sales commission, it’s negotiable. I don’t believe in the entire one size fits all approach to my Management Fee. I have a baseline of 8% that I use to calculate fees with. I don’t charge any fees either just my Management Fee and that’s it.
How are Maintenance tasks handled?
I use a wide variety of third party vendors, mainly small to medium size local businesses. I accumulate a variety of quotes prior to making a decision on a repair, and only through your approval and knowledge execute authorization. From fixing a light switch cover to replacing a new roof I notify all my owners of any improvements.
How often do you inspect Properties?
Property inspections are done once a year and prior to the beginning of the leasing period, as well as after the leasing period.
